I have the opportunity to buy an off market double wide manufactured home for half of market value, but because it was built prior to 1976 I can’t get anyone to lend on it.

Calvin, you may wanna google some of this, ya know, just double check comprehension, just sayin. 

Double-tapped breakers, all dishwashers did not function at all, multiple sinks and faucets actively leaked, Improperly installed flooring that had buckled, very high humidity in one units was causing moisture damage, furnaces full of drywall dust, radon systems that were not air-tight in the sump pit, and the list goes on and on.I listed just a few of what would ultimately be the longest repair request I've drafted in my career.  

Let's at least double it.

I also caution in taking on more than double the rehab expense you've incurred in the past - especially with a property that isn't tenant friendly from a parking standpoint; it won't be long before the trekking tenant discovers that trolling for street parking isn't the cruise he signed up for and starts parking in the yard, squeezing in the driveway, or starts claiming defects with the property so he can terminate the lease.

They can double as mentors and partners because if you buy a property at a good value, everyone wins.

I had just replaced the windows and sided the building and was moving people in to everything being remodeled, along with nearly doubling the rent.
