Your best course of action if they do not straighten up and fly right is to advise them that you will be taking them to small claims court if the job is not satisfactorily finished by X date.  

Most S8 tenants have credit scores under 580, so that's not really going to help.Maybe if you checked 36th District Court records for any landlord-tenant issues...If the seller (or their PMC) actually did a Verification of Rent (VOR) with the tenant's last 2 landlords, you might find out they left a lot of damages when they moved. 

The appraisal came from the court documents, which is why the $33k deposit.3.

My uneducated two cents:There are no rules stating that you can't foreclose on active duty military, just that you have to get a court order to foreclose, under SCRA.An unrecorded quitclaim is still valid but not recording it opens the parties up to challenges and is not advisable.In some states, collecting rent while a property is in foreclosure, may be frowned upon.I'd stop getting advice from the "investors" you've been talking to.

PB Court will serve older generations, while a pool is better for families. 

We did that with 5 complexes and the work about killed us, so we handed them back to various owners.
