Thanks Julian, the owner/ builder was a contractor during his career  and I feel confident he assembled the duplexes according to code, but I will ask him about it since that is a good point when dealing in rural areas.

Because I am a builder and architectural designer and I have confidence in my ability to add value to any property I purchase and it is far easier and safer for me to work with empty building and make all things uniform and because if spaces are designed uniformly then whatever I purchase to put in the units I can buy in bulk and save money.

My thought is to start in tax deed states near high growth areas and targeting municipalities or builders in the area since those seem like the largest buyers.
