@Jordan Dzubak we played with the idea of getting something at the Lake a few years ago, but ultimately never pulled the trigger in large part because so many neighborhoods were modifying their C&Rs to prohibit short-term. 

I'm brand new to BP and RE investing, and I'm excited to start this journey and learn as much as the old grey matter will absorb.

So I sent an offer in a condo that was priced for a great price great location all the appliance and bathrooms are brand new..

Residential and commercial real estate investing is not even in the same playing field. 

It can be a nightmare dealing with occupants that don't get along and want the manager to play "cop".

With current rates, inventory and demand you may have to bring a little extra down payment.But real estate investing is not a great cash flow play, it's more a net worth game.

While these are options, it sounds like you are very new to real estate, and I don't suggest either of these options for people that are brand new to real estate, for various reasons.  

Now, if you're looking to do a BRRRR in today's market being brand new to real estate, it might be safer buying cash and refinancing when finished.

There isn't a lot of information about comparing PMS providers, so just wanted to let anyone who is considering switching know my experience.Yes a lot people assume it is plug and play when it requires work to switch over.

I am going to throw this out there and play devils advocate- while I believe they will cut rates because its an election coming, I ask why are they cutting rates?
