By having the list it helps you look ahead too so you ca schedule your trades with enough warning that you aren't waiting between trades (usually).  

There can be so many variations and reasons...I am a newbie so other posts are experienced and more accurate with their warnings...set your limits and stick to it for your own personal sanity...and safety...!

A lis pendens will put a buyer on warning that a lawsuit is possible or suit pending against the Title.

Anyone have an opinion on flipping a house that's in a 30 year flood plain? House in Atlanta Ga. expected profit is $40,000 in hot area. 4 month project.
