I'd make sure to allocate enough to land and whatnot from the initial asset and have 100% of the extra to building. 

After a couple meetings and knowing the questions to ask and knowing more of what not to say instead of saying what to say I went to a developer and asked if I could help in anyway on his next project if I chipped in my 10k- a month later we were closing our first multifamily and a week later I am renting out the three units.

A key to being an investor that makes money is knowing what Not to Buy.  

I am doing what I can to keep track of our finances and tax obligations, but we are looking to start an S-Corp due to wanting to pay ourselves salaries to provide easier proof of income for loans and what not.

I think LoopNet is OK for finding things with MLS listing #s and what not... but if an owner is trying to sell without a RE agent, is it possible to access this information, ya know, publicly?

I think it has helped me see red flags in partnerships and it helped me learn what not to do.  

There are some other expenses I do need to include though like the HELOC fees and what not.
