No pooling investors.. projects are varied from bare land to entitlement deals to new construction to BRRRR ( which is our bread and butter)..

Sometimes the termite cards are on water heater or attic/crawl space access.

but also, I really like being able to hand pick my favorite from a pool of applicants. 

If Airbnb is an option for your spare bedroom then that's great, personally when I first started I didn't want to have to deal with the in and outs of people and also making my place aesthetic enough that it would rank well on Airbnb so I went straight to long term rentals but if you want to dip your toe in the water it could be a good option if shorter term tenants make you more comfortable. 

I have a portfolio of just SFH's.The good thing about a SFH is that you have a larger pool of end buyers(retail buyer).

Unless they’re under water that’s a whole different thing, but it has to be pretty bad to pay at closing.

There's virtually no housing or commercial developments, but there's some pretty expensive houses there especially right on the water.

Mine was already separated so only had to worry about separating water. 

Instead, it was an online platform that served as a middleman between investors and real estate partners who pooled the money to buy properties, usually in residential areas.
