Considering airbnb's downtown, long term rentals in up and coming areas near burns park, fixer uppers...pretty much anything except student housing - that feels hard!  

Similarly, does foundation problems mean a cracked slab that’s a $80k fix, a leveling problem on a pier and beam foundation that’s a $8k fix, or minor termite damage that can be taken care of for $2k?  

Now it's just about bringing as little money to close as possible and cutting my monthly payments down, which this loan product does well on a level I haven't seen elsewhere!

They are dealing with more lease turnover caused by deaths of residents, high labor expenses for different levels of care (IL / AL / MC), as well as finding employees that want to do this work.

As such, the only "deals" typically require extensive renovation, because anything that is purely surface level retail buyers will likely outbid you.  

There are some reputable lenders that go down to 75k - just know below that 100k loan amount level that rates and cost may seem higher because of servicing and man power inputted into the deal still cost the same for lenders and brokers involved.

Pete is tough, consider starting with a single-family fixer-upper.

I've lived here my whole life so I know the market well, a majority of the properties are fixer uppers.

So, like Chris said, there is no way that Airbnb does NOT impact the market, but it's impact, in my eyes, is grossly overstated, at a high level.
