Do you typically upgrade the apartment(s) to get the highest section 8 rent possible?

Tenant starts sneaking them in, broken down cars start showing up, they stop paying their meager portion of the rent, houses get trashed.

my experience is just stick in LA Single Family and find one with ADU, preferably if it's broken house LOLYou can invest OOS, if you already had 3 SFR in LA :)

Thanks If you made any renovations or upgrade to the property as long as you can document the changes, you should be able to find a lender who cannot least do this three months seasoning, if not sooner.

I found it to be very helpful in tracking the expenses but being able to upload just 5 receipts per month on the free tier was an issue so had to upgrade to paid.

It takes $25,000 in upgrades to get this property ready to flip for profit.

I can also say that the money I save by self managing, even when broken down per hour, is not far off from my "hourly wage" based on my salary.
