Even if the claim is valid they will generally deny the first time paying out and make you work for it as they know statistically some of their customers filing a claim will quit the process if they make it hard on them to be successful.The insurance industry is for profit and they will try almost anything within the law to make a buck.

Not only that, there are custom cabinetry in the kitchen that is very close to the ceiling, that would make the removal of the trims and mirrors very difficult, unless I remove those cabinets too.I am leaning towards keeping the walls and floors but change the ceiling.Any thoughts as to what I can do to the ceiling that would make it appealing to most renters?

@Shaun Palmer - I've had no problems or concerns with lease from EZLandlordForms - however, I've also yet to be in court :) - The lease I had custom drawn by a local attorney was for a special circumstance (Lease-Option).
