Forced Apperception (BRRRR or buying at a discount) allows me to build in equity from the beginning.Market Appreciation is where you will make the most money over a 10-year period but is the least predictable.You typically cant get a second position loan or HELOC from an investment property.

Your first response is to spend thousands extra in legal fees to get back to where you were before you asked for a discount on a properly priced property.  

The weakness of these strategies is that the system is complicated, and it costs money.But what you are doing is setting bait, a lure, and anyone that falls under the right prerequisites (wanting to sell their house fast for cash hopefully at a discount) will find that bait irresistible and they bite!

If you are able to get REPS status, that would help tremendously.

If you guys could help breakdown the fees involved with the hard money loan, and the refi with the bank, that would help tremendously 🤟🏼

Reason we get good discounts is their distress.

If I trim rehab though, it would help tremendously, but I am just not that much of a risk taker I suppose when it comes to building. 

If it's discounted enough for it to be a good deal to an end buyer you can wholesale any property.

I dont know if its for you, but I work with a Broker there that can assist you, they use multiple platforms Moodys is really good but costly if your’e not a Broker or have some quantity discount, hmu Ill give her name, shes awesome to work with, itll save you some headache and time :)
