After the year is up supposedly they will be self sufficient. ( They are given furniture,housewares, etc.

I lived almost 4 hours away but I'd drive up on Monday morning with my supplies and work the 4 cities close to that house, and sleep on my air bed, during the week.

A 3 or 4 unit must also meet the self sufficiency rule (75% of total projected rent must cover PITI plus mortgage insurance).

If you have sufficient equity, why don’t you simply obtain a home equity line of credit?  

I currently have a 401k with a small match through my job but I do not think that will be sufficient for my retirement goals.

The security deposit was only $800.What I'd like to know is what evidence do I need to submit with the Disposition of Deposit form I will be sending them soon...will the $1900 quote be sufficient even though I installed laminate flooring myself for $750?  

As far as protection, an umbrella policy can be sufficient for protection, but you'd want to talk this over with an insurance agent and probably a lawyer as well as I am neither of these things.

Being able to sleep at night is important to me too....lol
