buying and selling is also expensive - fees, fees, fees.not trying to be discouraging, just realistic. 

You are making enough income to bring a check with you if you can't sell for what you owe + any fees.

So far I have inherited 3 tenants who were there when I bought that were not on the program who paid maybe one months rent and then nothing for the three - four months it took for me to kick them out plus legal fees (Ny if its in an LLC you have to be represented by a lawyer).

In Oregon where I own most my properties, relocation fees for no-cause evictions is one months rent.

Quick search I did on bankrate last few weeks had owner occupied rates in the mid-5s ( albeit with hefty fees attached)

As pointed out, the loan fees and such are usually rolled into the loan meaning you are paying interest on more than just the principal of your home at that point. 

The scenario would be using a flat fee listing service where there is no agent. 

Booked every night for a month, doesn't even cover the mortgage, let alone the cleaning fees and maintenance of the pool, etc. and if you have a property manager, you have to be cashflow negative. 

The other things to keep in mind utilities, cleaning before/after (fee, does it need to be dictated?)
