This may take a while, but you won't have to look very far to find a deal or struggle selling your projects once you have a quality following.In terms of finding people who are looking to get rid of their house, if you have their name you could always DM them on Facebook, its normally what I do.

My experience has been that it's a struggle to get some of the homes to cash flow with 25% down.

The Financial Stability model can target people who are likely struggling - before they show up on the pre-forclosure databases.

Decent tenants would rather struggle in a B area than have extra in a C area.

Seems that as long as I build the cost into my numbers up front it'd be a good way to limit my exposure to tenant struggles and take advantage of the company's experience and knowledge of the market.

My strategy is I buy where people want to live, in a good or bad economy I don’t want to struggle finding tenants.Reading your post it sounds like it won’t be easy finding quality tenants..
