It is right in the spot to access 2 beaches according to other listings on VRBO.I will say that most of the homes in that area are going for pretty high nightly rates, but they are also much larger. 10 bedrooms in one case. 5-6 on average. 2x the size with a average nightly rate of around $550 a night.Also, their calendars are amazingly full.

Crossville is a small to mid size city and growing with many retirement communities/cities nearby.

Yes, the driveway slopes down; so as you walk further towards the back there are full-size windows on the side of the building where the bedroom and kitchen are.

It is less about the size and more about the drive to get there. 2 hours round trip.

It will certainly depend on your sample size as well. 

Although, the property I'm contracted on has units that go for $140-$165 for a larger sized unit.What I'm looking for is the industry average of net cash flow per unit per month.

You may find it best to buy multiple pint sized cans rather than a single large can.
