There are definitely a lot more multiplexes available south of Shaw than there are north of Shaw - so there are plenty of opportunities to find deals - it also depends on where you are willing to invest - some investors stay away from areas south of shields, but for those with a little thicker skin - there can be some good money to be made - as was stated earlier - getting your rent on time every month from Section 8 can turn out to be a lucrative proposition.  

Your value proposition as a wholesaler is bringing them off-market deals they can't find anywhere else.

@Phillip Cailey Whilst I think I understand where you are coming from with your comment, I WILL say that doing notes without any knowledge of real estate in general (yes, that includes buying, renting, flipping, valuing, etc, etc) seems like a dangerous proposition to me.

One or the other is acceptable,  but the third unit would require a rezoning of the property which he felt would not be an easy proposition in the middle of an single family home, low density community.

I’m struggling to realize the value proposition especially in cash flow if you’re buying a property for market value.

That's a scary proposition to give somebody that much money upfront that you don't or barely know.Other alternative that I use often is to pay for all of the materials myself and then I only pay the contractor for the labor.

That is a state by state proposition which you should investigate before making that decision.Currently, most banks and credit unions will lend either way and rates are between 5.99 and 7 at the moment for a 10-20. 

However and as much as I want to start investing and using guidance could decrease my insecurity, I would like to be able to examine myself the proposition they give me, to realy be able to use my own judgement.for that I need knowledge. but there is so much information (!)
