When we bought the 14 plex I didn't have any issues lining up financing, but I was using a local bank where I have a good relationship with the bank president and have banked there for other businesses I own for several years.That being said, they did look at the projected financial performance of the property as the primary criteria for financing it. 

I called the HOA President and she confirmed that this complex is owner occupants only.

I do know this; Some of the speakers there have been speakers at one of the REIA's in VA and about 80% of the REIA meetings I have been to of theirs is pretty sales-ey and the President of the REIA sends out emails almost every day with the basic agenda of "you NEED a mentor, join my coaching program!!"

Colin, we buy detached single family in neighborhoods that are heavily owner occupied, and, No, the owners don't like it -- I've even had a nasty call from an HOA president a week after closing on one telling me, basically, to sell and get out of the neighborhood.

A friend of mine who is the president of his co-op board found out one of the residents was doing this.

Often If you connect in advance with the club president they will invite you for free.AT the meeting you are looking for local info, people to work with money sources etc.Paul
