@Colleen Ferrari,Self-directed Solo 401k is great investment vehicle (in addition to being awesome tax-shelter), however it is not for everyone.

I am assuming that the interest rate on your student loans, vehicle, and mortgage are relatively low so you don't need to be in a HUGE rush to pay those off.

These vehicles aren't going to tie your assets to a single family property.In no way do I think TKs are a bad thing, I think they are great options for some people and a win-win for investors and TK operators.

I haven't sold a vehicle yet but would be willing to sell a vehicle and have at the least $2500 to put a down payment on it.

I will be short and precise here.so as a new or aspiring REInvestor1. should i live in my first house and pay mortgage say for a year and refinance after that and get my second property and rent it out?

I would be interested in establishing other investment vehicles independently through my own business, separate and apart from my current employer.  

I have also read about buying lower priced $50k properties all cash but that seems to lose the value of leverage and thus give smaller cash flows.I've been reading a lot about HELOCs and from advice I'm reading, I gather to really only use a HELOC as a quick temporary purchase vehicle since technically the lender could call the balance due at anytime. 

My neighbor at a house I recently sold wanted me to cut down a tree that he felt was a danger to his property, conveniently he did this right after I called the cops on him for repeatedly parking in my driveway and refusing to move his vehicles...The previous owner mentioned to me that she had wanted to take the tree down but this same neighbor didn't want it taken down since his kids played around it.

We’re currently getting about a 1% return with our banks' savings account, but wondering if we should move the money into a different passive investment vehicle like an ETF fund to get better returns while we’re looking for the right deal?
