However building built in 1922.....I have tried THREE (17,000), steadily can't find a carrier, Statefarm, Farmers, Amfam.  

It has been on the market for three months, with the price reduced multiple times from $550,000 to the current $375,000.

Provided that both markets are appreciating at the same pace I would rather own one $600,000 duplex then three $200,000 ones.

There are going to be some very small pockets you'd probably want to avoid, but even those aren't that bad compared to other cities' bad areas.
