If you are in that market, what are some challenges/pitfalls that you've run into?

Are there any pitfalls or "gotchas" that I should watch out for? 

My comments specifically relate to @Derrick Flores who I perceive to be new to investment real estate, out of state, limited experience, relying on a property manage (not knowing the pit falls that can bring), and in a state that could be very demanding in terms of keeping a property rented in a challenging economic and cold climate environment.

If its occupied you will also need to boot the current occupants, and that process and all its pitfalls are dependant on state/local laws. 

When you are new you may not understand the pitfalls or the details.Yes I do many things myself because I have years of experience and many hundreds of hours talking to attorneys.
