Well, couldn't you just include it in some type of ongoing investment to pass on to an heir meaning you would never intend to sell it, but would only use it for perpetual cash flow?

Prices do not increase perpetually, as the ability to pay will eventually max out (don't forget wages have been stagnant).

We're hoping to have some sort of legal contract in place, but would rather not pay for a lawyer to draft something, when I'm sure that it's the type of contract that is pretty easily stereotyped.

Probably because they don't want you coming by for any reason, so if I had to guess, drugs... sorry, i'm stereotyping, but it's the only logical reason I can think of.
