The reason for the high list price is that the rental income this house produces justifies the higher price; this property has been turned into a triplex - upstairs 3/2, downstairs 3/2, and an attached 3/1 cottage (all beautifully renovated in the last year).

The house has an attached mother-in-law in the back  end. 

It seems pretty kosher to structure your deal so that all costs related to these fees are attached to the closing costs so that all investors would equally share in the cost.I hope this helps!

I would caution getting too attached to any one property just because it’s the first one you find.

These are for personal reasons.I won't invest in notes that have tax or other super liens attached.

They attached a 1 page appraisal which compares it to a few residential lots.
