I'm in the process of building a joint venture credibility package and going after JV opportunities however need some advice on where to start.We've had a busy 3 months securing 5 properties which has tapped my partner and I on approvals.I'm a big proponent on the old adage that each party must bring something to the table.

While researching the property, sales records and owner info, I discovered the seller also owns the house next door to the one I'm interested.This is when I had a thought.How can I get in touch with the owner to negotiate a package deal for both houses at a discounted price?

The agent submits that along with the short sale package (owner financials, etc) then the bank sends their own agent to value the property.

Here's where it is getting complicated:- I bought the houses in a package but still owe about 60% on the general mortgage.- the house they are looking at is worth around 29k.- The buyers are lower income hispanics (likely undocumented). they own the house across the street and did the same thing and own that house outright. - They can put down 5-6k now and pay 900-1000 a month.- I don't know if I would get the full price outright any other way.Ultimately I could imagine working something out so they pay the house off in 2 years.

Banks are at their old games again... loaning to people who shouldn't be buying houses, underwriting amounts that are outrageous and packaging and selling of off mortgages based on debt class.When I appraise a house I toss out the outliers (the lowest and highest sold) I then use comps like anyone else would.

Once you have a completed/accepted contract package, that EMD isn't coming back unless the property is further damaged.
