Close proximity works on paper for  comps but in the real world even a 1 mile radius might include having to cross a major highway to get to the beach and different zoning that doesn’t allow nightly rentals which impacts the value so much that it might as well be in another state. 

@Levi Bennett The casino anecdote reminds me of a friend in Texas that bought an RV park along a highway when she caught wind of a pipeline being constructed near there in rural West TX.

I recognize appreciation over the past year has been outstanding, but the last “few months” leave not had enough appreciation to justify a loan that was at 95% LTV.  

It is an outstanding opportunity with exceptional growth potential.
