On many of these properties, we would stop by on Fridays (as that was payday) to collect the rent.I can't tell you how many times the door was answered by a mother with small children who said the husband went off drinking with his buddies and hasn't come home yet with the rent money.On many of those occasions, the mother and children didn't have any food and my parents would bring them something to eat.Is that the way to run a business, probably not.Is it a way to have compassion for those less fortunate than one's self, probably so.

This one rental mgmt company offers on occasion to get the 4th month free in rent.

It's a private residence and a medical professional comes over to help on occasion.

It’s preforming well aside from the occasion tenet issue that’s been fixed accordingly.

@David Hiltbrunner I still like secondary markets...good opportunity, less competition, stable tenant class, and near market rents...better price-to-rent ratios and returns in general...Mansfield is pretty rough...I drive through on occasion and there are blocks that look like Detroit post collapse...but there may be opportunity there someday...everyone needs a place to live.

On other occasions, it can simply be an agent trying to create an exclusive relationship contractually so they don't have to worry about a potential buyer playing the field. 

So it might be a good idea to pace yourself - only sneaking one in on the very rare occasion (but you didn't hear that from me)...

I don't know the owners very well but did have to speak to them briefly over the phone on a few occasions while completing my renovation process.
