If you aren't ready to enlist an agent to do a CMA for you, you can get a better idea on your own by looking for similar units recently sold in nearby buildings.  

Howdy all.I have been looking at a duplex in a fairly small town (22k residents from 2010 census) but has a decent number of employers including a major auto manufacturer nearby. 

would love to hear from folks in huntsville or near by areas who know anything about hazelgreen.

It's getting there, but is far behind some nearby streets.

I don't know if the worst areas of oildale will be gentrified in a meaningful way, maybe, it will be interesting to watch what happens.  1000 to 2000 new jobs nearby certainly will not hurt.  

@Avi Garg we are selling the house for multiple reasons, mainly being to pay off our debt and also move to another nearby city to be closer to family

Obviously we're looking in areas that are located nearby a high population but not necessarily prime neighborhoods considering our budget. 

The last option I can think (outside of sending mailers to distressed homes) is buying a single family home in one of the nearby tourist destinations.
