I have been researching this on the web tonight and find many negatives and few positives.

I've found some links here and there on the web, but looking for some feedback from the PROs!

I found some free analysis software on the web - search around, but you want to calculate your purchase costs, rehab costs, holding costs and selling costs if you are flipping. 

My wife is getting frustrated and wants to immediately go to bandit signs, yellow letters (list source), web site formation, company name, LLC formation etc.

There are good solid sample contracts to use here on the BP FilePlace page (link is under the Resources tab at the top of the web page).

I have started searching pre-foreclosures, and on the web for homes.

I've done a lot of reading, researched on the web as many places and as many topics as I can think to look up, really want to get started and see if I sink or swim (really hoping to swim!).
