@Anthony Johnson I would paint the cabinets, replace the countertop with an IKEA fake granite/marble countertop, new hardware from amazon, maybe a backsplash and honestly just leave the appliances if they work.

I know about a few Brand new projects selling from 45k to 80k and rent goes from 800 to 1200k US , Great finishes, Real wooden doors, marble floors, granite on bath and kitchen, travertine on bath... ( I suggest cash if purchase cos conventional loans are 11% interest "the lowest") that will kill you .

In some municipalities, an unlawful detainer (“i.e. eviction) is still possible to obtain, that being said California state statues AB 1482 and AB 3088 severely limit most landlords abilities to evict tenants, and in most instances only able to evict for “just cause” meaning that the tenant has been a nuisance or has threatened the safety of other tenants at the property.
