The more you can make your screening objective than subjective the easier and more successful everything will be. long story short, I called her previous landlord to check her rental history and I was told that this applicant steal a package that wasn't hers and she denied it  even they had proof of her stealing it on the security camera other than that she paid on time every month

Hi Jacob, There are DSCR and Hard Money Lenders that will finance a manufactured home as long as it is not in a rural area, and there is no land lease.

I’m now working with a lender and terms are much different and costly. 

Especially since I’m already the one choosing rates/terms. 

I actually joined Bigger Pockets a long time ago but haven't been around for a long time.

It seems like this would have to be some preset terms under employment agreements.

If it's an easy cosmetic deal I wouldn't sweat over it too much as long as major items look good - plumbing, electrical, foundation, roof, HVAC, zoning, etc.This is why for first timers it's a lot easier to go with on-market or off-market sourced with an agent than wholesalers.
