Several thousand dollars in uncovered repairs is a cost of doing business that isn't going to have much of an affect in the long run (especially if you're saving it in lower premium for the higher deductible); whereas several HUNDRED thousand dollars in uncovered liability judgement is going to hurt, really bad.2) Once you grow to a certain level, you become more of a target for lawsuits.

It isnt easy, like any successful business, and the risk is much bigger than just sitting at home writing negative messages like that, but it absolutely does work and will pay off if you do your homework, learn the principles, and apply good judgement. 

If you win the property at auction for less than the judgement lien, do you still owe have to come up with the difference to get that lien removed from title?

The roof of one of our buildings is basically slowly collapsing from rain and rot and his response is to say "let it fall and then we'll worry about it."  

If the credit report is clean with no late payments or judgements, that is a good sign of responsibility.

But of course, super expensive.Commonly now a days irrigation systems are 'required' to have soil moisture sensors or rain sensors which will keep them from going off the few days following a rain event. 

If it rains, I get wet and most likely my groceries do, too. 

A question to you professional investors: What other possible liens/judgements can prevent the sale besides debts, mortgage debts and mechanics liens?

If so, how exclusive is this relationship, do you network with multiple RA in one area?
