I fund a few investors in BALT row houses which there are thousands of them.. my clients rule number one is never buy a unit next to what they call a SHELL thats a house with 4 walls no roof and not much interior. the issues you describe are common for props with Shells next to them.

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or refund the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account designated explicitly for future investments.
