If anything, the inclusion of these topics (in appropriate depth) on BP's website, books, and bootcamps makes them LESS dangerous because they become things that are studied, as opposed to just 4 minute clips on YouTube.For those who disagree, I am *genuinely* curious what advice you would give to this and many other informed - but still novice - investors who want to take action?

Regardless of whether any box is checked in § 10.6.1, the Due Diligence Documents to be delivered by Seller to Buyer on or before the Due Diligence Documents Delivery Deadline pursuant to § 10.6.1 include copies of any of the following, to the extent they exist and are in Seller's possession: utility bills and property tax statements relating to the Property for the last 12 months; architectural drawings, blueprints, as-built construction plans and any other plans or specifications regarding any improvements on or to the Property; certificate(s) of occupancy or other governmental approval(s) regarding any improvements on or to the Property; warranties, manuals, instructional brochures or similar materials relating to the Property or Inclusions, or their use, operation or maintenance; inspection, soil, drainage, percolation and similar reports relating to the Property; and if a well exists on the Property, a CREC-approved Listing Firm's Well Checklist completed by Seller, current as of the date of the Contract.

"We want inclusion, diversity and culture here" Can also mean:"We want inclusion, diversity and culture, but if it shows up in our neighborhood we will band together an HOA, hike property taxes, confine everyone that doesn't look, act, earn, think or smell like us to lower income disadvantaged areas, then collect federal funds for an electric bus route to connect our neighborhood to our high paying jobs"Stripping names off an application is a start, won't change much and isn't hurting anyone.

i know a lot of old school PMs just have never done things in the way that many do now, with software like appfolio and such. if i know and trust them, and they're amazing otherwise, and there aren't any concerning numbers on my properties, and i know other investors who use them and have great experiences, i wouldn't worry but would ask that we meet in the middle with expectations on this. but if that is NOT the case, i'd probably worry. i don't think it's unusual for repairs to be 30% of the gross rents one year, especially if it's your first year owning it and the previous owner didn't really take good care of it, but if that's the avg over multiple years of ownership it doesn't really sound normal. however, is that 30% inclusive of ALL operating costs?

I also was not trying to be all inclusive on the expensive counties (Santa Barbara, etc).There are many areas in CA where homes can be purchased for $300k, but they are not the areas that we listed as expensive areas (and as you pointed out where a large percent of the people live).

If this was a CA property CA has a very cool way to protect a seller.. its called an AITD All inclusive deed of trust with the power of sale..
