They had an unfinished space counted as finished space increasing the size of the home by ~10%.

Basically, you can't STR an entire home here, or even an ADU, and can only STR out a portion of a home that you reside in.

I am sure working for the Home Vestors Franchise gave you a lot of tools/skills on getting undervalued properties.

Currently Renting (Sold a fix n flip a few years ago) looking to buy land with cash (30k or so) and put a new modular home.

We sold a wonderful two unit STR in Depoe Bay in 2024, which generally is a no-go zone but has neighborhoods with specific commercial zoning that allows for vacation rental usages as well as a brand new development of luxury homes that allows STR usages similar to Olivia Beach in nearby Lincoln City. 

I can envision that the numbers on these luxury homes would lead to to a long lag time...but hopefully I'm wrong. 

Mind you, even if you invest at home, you need to do the/some work.Thanks for your reply! 

They don't communicate well, don't take responsibility for their actions, do not clean or maintain homes well, and will shaft you when it's time to leave.Other than that, it's a pretty good system.
