Howdy Bigger Pockets Folks,  I'm exploring a form of arbitrage with a potential tenant who is looking to provide halfway/bridge housing to the formerly homeless. 

Why do you generalize all homeless or all landlords as single consistent homogeneous group?

When I was younger I taught some financial skills to some run away and homeless teens as an Americore member. 

It felt like I was making a family homeless. 

I've never had a single issue with tenants and trash; however, there are two homeless people who walk around the community and go through people's trash while the cans are on the property, not curbside.

Most people in America do not have it that bad...There are people in here who own over 100 homes, and there are people in here who own zero homes and want to get just one.There are also people who own zero homes and never will (due to their own issues) and they rent (or the government rents for them).The people in America that are really "down and out" Poverty cases are the Homeless.

He moved a homeless woman and her 5 kids in the apartment in exchange for sex.

The groups I've seen do these successfully are usually nonprofits trying to house the homeless or retirees.My biggest worry about tiny living, is that a lot of people that try it, change their mind.

This tiny home village is a non-profit for the homeless but you should go visit it.

Your not going to starve, be homeless or go bankrupt because of your real estate investments.
