If you're able to purchase a multifamily close to the school it opens up the possibilities of using the units for traditional long-term rent, renting to students or AirBnB. 

Some people don't want to buy in the high crime areas, Some people want better school districts; etc etc.

I learned all of this from a now defunct group in Berwyn of old-school building owners.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

However with good property manager and not a slum type tenant they pay like clockwork as they are 50-65 years of age lot of them working at grocery store or school etc.
