Especially if they gain tax deductions that might be worth as much the income. 

But then on the positive side you've got the amortization of that loan, the tax benefit of depreciation and whatever appreciation there is.

(Net of capital gains tax and NOT including dividends.) 

Also AirBNB stocking fees, maintenance, cap ex.But at the same token know that the principal portion of your mortgage payment is actually not a true expense so there is that benefit to doing all of this even if you are light on the cash flow or break even.

When house-hacking with 5% down, returns on cash invested could be huge when you factor in the appreciation gains.
