If the exterior looks good, the walls, flooring, countertops, electrical and plumbing look, as yours most likely do, recently replaced or repaired, then you have done what you can to ensure your maximum return.

What else can you do that is low cost, but high appeal, like investing in improving exterior landscaping out front to maximize the amount you sell for.

Richard Burke I have to agree with Wes Brand I have a property where the HOA allows is very restrictive on the exterior and they take fees when anyone buys and sells but they allow rentals and don't get involved with the specifics of my rental agreements.

Repairs: 10k for cabinets, bathroom vanities and exterior/interior paint.
