I get the refi till you die sentiment.. just have to make sure the market does not move against you in some significant manner.. this can wipe you out completely.. always nice to have some liquidity or nest egg..

But if you are considering investing in real estate, I would do the safe thing and invest less than 30% of your 401K ($300K max) into real estate, especially if this is your first go round, so in case it goes south you don't lose your whole nest egg.
