In my experience, there are 3 critical components to a marketing piece.  1) Get your prospect to notice/open your mail, 2) Get them to read your message, 3) Get them to take action.Your question relates to #1.  

The problem with your idea, however, is the expired listing component.  

A romantic partner who isn't a financial partner is the biggest detriment to doing anything.  

I don't see this as being a huge detriment, especially in the current state of the stock market.

A STANDARD FHA loan, would not be available on a home that needs a new roof, ($10-$13k cost for replacement), new flooring because the floor has issues ($8k), new appliances ($3k) and a new A/c ($6k) .So the bank finances the home, sets a $30k escrow account associated, and you take care of the major components that would normally stall any other FHA buyer or be a hindrance in any other home inspections.

The inspector then comes in and inspects the major components of the property.  

Furnaces and other components running well.

@Gisela Pallares two other key components too research are the utility bills and the zoning.

CapEx - I get contractors out to the property to give me estimates on the life of various components.
