On the other hand, if the unit isn't occupied and a water leak soaks the inside on the second floor bringing you lower level ceiling down, you'll have expenses.Why would I attempt to compute the cost of a ceiling into my ROI/E for the next 12 months?

What is correct is the extent of documenting a loan file, but there was a bit of an issue in another post saying to count all other income.There are guidelines as to what income can be considered to compute the DTI and some family income that is not reliable or shows a consistent earnings may not be counted, some wouldn't even qualify as a compensating factor.

They only check to make sure you have things like: a shredder, a locking file cabinet where the tenant/credit information is stored, a password on your computer, and a lock on the door to the office/part of the house where you conduct your tenant screening.
