Is it missing shingles or been roofed over more than once? 

It takes a good roofer a day, possibly a day and a half depending on the size of the roof to remove the shingles, replace any wood and install the new ones. 

I’ve also had some really windy storms blow rain up under the shingles in my house where otherwise the roof didn’t leak.

However, I am not as concerned with crime or the quality of tenants (to a degree) at this time, as I am with ensuring the property is up to code and isn't going to land me in some kind of hot water with the municipality (particularly as the area transitions through the Target Neighborhood Plan).Just received the report back on a property I am pursuing, and would like to know potential shortfalls of some of these items that may or may not be a big deal.  1980s era build with the following items of interest:- Lacking 1A10-BC extinguishers, water heaters lacking drip tubes and seismic straps, windows blocked by stored items preventing egress, common area doors not self-closing or fire rated, cleaning/sealing water staining in various areas, other key areas with wood rot/staining as viewed from crawl space, roof missing some shingles (age unknown), birds in attic (missing some grates), vapor barrier to thin/missing in crawl space, exterior damp proofing damaged.

Asphalt shingle roofs typically cost about $12,000 to $15,000 to replace.

This will be a house hack where we rent out the other unit, but then eventually will move on and rent out both units.So, I have a few questions for the expert investors and landlords out there:Since we need to replace the roof anyways, we're thinking of doing solar shingles instead of doing the roof and putting panels on top.

House rents for 2k. 1000 quoted for replacing shed shingles and decking2500 for siding and trimcomfortable replacing siding and trim less so with roofing but i probably could.

Typed, computerized records are no more likely to be factual than hand written ones in my experience.
