An electrician to do a wall heater or change a little plug/breaker?

There are inspectors that are called 'deal breakers', because they will find the most minute thing and heap them all on top of each other and scare the hell out of new buyers.

Your tenants are rule breakers.

In Calif, this is a conflict of interest UNLESS it is disclosed AND both parties agree to it.Having stumbled on this myself, it was a deal breaker and suggest you walk or get unique agents.

It's pretty simple to tap into a panel box and add circuits or a sub-panel.  

I also noticed that the building was bought for $20k a year ago, but even these possible issues don't seem like a total deal breaker to me.

If it were a rental I think it would make a huge deal maker/breaker.

What are some of the best ways to stay within or even under budget? I've learned a lot by trial and error but I'd still like to further educate myself on this matter. Any input would be greatly appreciated! 

Late fees are by itself not a deal breaker 

Thanks for the answers guys.I see why the time issue (in regular banks) can be a deal breaker but what about those commercial banks or portfolio lenders, why don't more people use them if the process is faster?
