I had thought that fab/modular was 10-20% cheaper.

It would be cheaper to install the system than the $7500 you are gonna lose

I suppose with so many variables commissioning a new build, is not necessarily cheaper than buying an existing one house I will definitely reach out to you again, even if I go the route of renovating and existing property

Like Bjorn said, there are a lot of overpriced properties currently so value add projects have been more popular in the current market as you can get in much cheaper and create value. 

Is there another cheaper flat material i can use instead of fiberglass inserts?

I wont be needing 70k upfront thats for sure, so it is a cheaper option for me.
