This is correct, but that is a bad thing.

I just sent them a larger list with a bigger size to test again and if it returns as bad as the first time, I'd be looking for a new company.

And a bad tenant, primarily one that destroys a house, will also cost you a LOT of money (and put you back into renovation mode again).  

You need to do more than a day of fixups - painting, carpet steam cleaned, cleaning all drawers and appliances, exterior touchups.You have a "perfect" process set out, but it's one that will push you to make a bad tenant decision and not vet them properly.

It even had a bad roof but still qualified.

I do not see that really being beneficial with BP and other forums, for example here on bp I would say atleast 50% of the responses we see on things like IRA's, LLC's etc are really bad advice.

The investors who focus too much attention on tax strategies are usually the investors who are distracted which leads to bad decision making. 

Little kids or bad adults are more likely to cause problems.

@Jill Yard  do you know the company calling and have you reported them or left them a bad review somewhere?
