Our attorney explained the "DOS clause" as a tool lenders can, at their option, exercise in the event a transfer has occurred. 

I recommend speaking with different brokers across the markets you're interested in, and please attend a local REI meetup (or two). 

If I ask the seller to reduce the price $3000 to $97000, that is not a taxable event.

We are actually having one our premier events in October called Junkers to Jewels, a 3 day in person classrom and bus tour to learn about flipping, rehabbing, estimating etc on actual deals with local investors. 

Attend local REI networking groups and meetups and connect with people in the industry. 

Do this by attending RE events and joining a local investors association.

In my case I have several liens that will likely make 3 years at the end of this year, so this will affect all of them for me and everything else over the next couple years.I've flown in to attend some in person sales in CO and for the most part I was ok with the premium bidding as I anticipated getting a decent amount of deeds at the end of the day.

And no I'm not able to drive an hour and half to a local rei meeting, unfortunately I can't even attend the new ones that held a town away because I have 2 young children and I can't go that far away from them for that amount of time.
