Single family homes usually do not provide the desired cash flow (although appreciation is very solid), and multifamily are too hard to come by because of the lack of supply.If/when you find more info on marketing directly for short-term corporate rentals, I'd be really interested to hear what kind of resources you identify.

Been using 'manual' predictive models just by following ZHVI alone and Redfin sold data in excels.You spoke only to the seasonality (or previous lack thereof), and not the incorrect $/sf metrics which it confidently hallucinated.

@Juliette Olsen1) Start with generis state or RE Board lease and adapt as you learn from the school of hard knocks.2) You may need an attorney to review lease changes to make sure you don't violate any laws and the clause is enforceable.3) Given your lack of knowledge & that you are OOS, it may be wiser to hire a PMC4) PMC's have their own leases and most handymen.

Casey Check out this article published on BP last year on this exact topic - https://www.biggerpockets.com/blog/brrrr-loans-what-are-the-...A couple of more notes:-The 12 month seasoning thing is likely due to the new conventional (Qualifying Mortgages - Agency Fannie/Freddie Rules) that rolled out last April making this the standard rule for conventional loans.

Our title insurance agency will not be able to insure this without either a deed from the defaulting tax payer or a quiet title action by the seller.”When we purchased the house we were given title insurance and a general warranty deed and when I provided my paper work to the buyers real estate attorney they sent the above messages to us and our previous closing attorney.
