Hopefully you do not have galvanized running to the street.For the water company they should have a leak adjustment form you fill out which will reduce the water bill.If you have to dig up dirt and fix a small area of line it won't be too expensive.If the whole line has to be dug up and replaced going to the house that is thousands and thousands of dollars.If you have to use a cut saw and tear up the driveway you could be over 10,000 to do the new line to the house,cover back up,and re-pour that part of the driveway.All depends on the length of the run from the street to the property.

@Pete Meadowssmith Sorry to hear that, maybe you can consider installing security camera outside the house and in the basement where all the stuff needs maintenance with, so you can check if the grass were needed to be cut or not and if the sewer was acutally fixed.

She can't help you anyways by hiding this fact.You will be surprised how many people will be receptive to you when you treat them with respect and honesty.This is what I would do.I would sit with her and explain who you are and what you want to do and if there is any way there would be a scenario where she can help.Offer her a cut maybe when you do get to make money, and offer her the listing in case the sellers do not want to wholesale, and give them her card.

You also might be have to pay for advertising depending on how you look to generate leads.Also, brokers make their money off the backs of agents, e.g. you are only getting a cut of the commission you make (all deals are broker to broker).
