If you document properly with pictures and/or video, it should be clear to a casual observer whether the damage is caused by "ordinary wear-and-tear" or by abuse/neglect.In every case, I personally consider whether I'm able to defend my charges in court.

However I now have text records from the girlfriend admitting the abuse and the damage caused to the house as a result of the abuse (of which I also have photos) and I also now have have multiple text records of other tenants telling me that they hear/have seen him beating his girlfriend and her screaming for help and I do know that the police have been there on multiple occasions from her having called, though I do not have those records.I think between the police report, multiple texts of concern from other tenants, texts from the actual girlfriend explaining what he has done to her and to the property, I should be okay... but I still just want to really ensure I have everything airtight prior to starting this process as I am SURE it will get ugly.
