Then moved out and we're sharing another house hack with less than $200 out of pocket monthly for utilities and internet while using 3 bedrooms and a bonus room for ourselves.

I have used Hero mortgage for a portfolio of houses in Texas and a STR purchase in FL.  

Although solar is a fun idea and a cool concept, it has yet to really be 'figured out'.

For example, certain states like CA and MA have "claw-back" provisions, some states have withholding requirements, PA has some funky 1031 exchange laws, etc.Work with a rockstar QI (like @Dave Foster) and a real-estate-savvy tax professional to ensure you don't fall into any traps.

And a lot of reasons why Ethereum is good.

The insurance would not be valid for two reasons:1) the insured “individual” is no longer the owner2) the insurance was for an owner occupant, not a rentalMost people DO change the insurance to reflect the llc as owner and as a rental.

Without comps and a credible assessment of the condition, it could be a grand slam or  possibly 80k over what you should pay.

And don't get me started on the former point, there's plentiful of experiences first hand where agents just try to get too cute due to a lack of knowledge and a dogmatic view of a 6month lookback at pricing.
