The key is to offer something different to the other homes, and be an attentive host, to get good reviews to boost OTA (Airbnb/vrbo) rankings.

You do have to manually move people from Furnished Finder to your system.

This property would be my third investment so I'm undecided on moving forward. 

My fiancée and I are getting married in November and will be moving into a different rental in another part of town shortly after.

Once that payoff is made the wrap mortgage moves to first position. 

I am moving out to the Destin/Fort Walton Beach area at the beginning of next year in January for work.

This is great if you are force appreciating the property and then moving in for a year, and after selling or renting it out. 

I had a non-performing loan once where a borrower would do a deed in lieu, but there was a deceased co-borrower, and my attorney required me to go through the foreclosure process to clear title.The borrower knows you’re foreclosing and does not contest the foreclosure and “turns over the keys” to the lender.  

I really do think these turn keys are a great option, especially for out of state investors.
